Why London Rates Vary So Much

The same builder doing the same job in Notting Hill vs Vauxhall will get very different rates. Here’s why:

  • Access and logistics — parking permits, skip licences, lorry restrictions all add cost in Zone 1-2
  • Spec level — a Harbut Road SW11 refurb carries different material spec than a standard Totteridge residential job
  • Structural complexity — the W4 job at £2,966/m² included major steelwork, new foundations and a 24-week programme
  • Borough fees — LB Hounslow, Lambeth, Wandsworth all have different permit costs for scaffolding and parking suspension
